Vacation Rental License & Annual Registration

The Vacation Rental Applications and renewals for calendar year 2026 licenses are accepted via City View Portal only.  Applicants, property managers, and agents must have an active City View portal account to submit an application.

Submittal requirements for Vacation Rental applications (required documents must be uploaded to the application through the City View Portal):

  • Payment of the Vacation Rental License fee ($1,325.00) is required at the time of application.
  • Copy of the subject property record card from the Monroe County Property Appraiser's website.
  • Verification of an active Monroe County Tourist Development Tax account for the vacation rental unit(s).
  • Copy of an active Monroe County Local Business Tax receipt for the property, as required by the Monroe County Tax Collector.
  • Copy of any and all active issued State Licenses, including but not limited to, all licenses from the Florida Division of Hotels and Restaurants, Florida Department of Business and Professional Regulations as required by Chapter 509, Florida Statutes, for a public lodging facility (the "Resort Dwelling/Condominium License").
  • Completed Vacation Rental License Property Owner's Affidavit.
  • Copy of any deed, subdivision, or condominium restriction applicable to the proposed vacation rental unit(s).
  • A sketch of the location and the number of parking spaces available for guest parking use while occupying the vacation rental.
  • Please note that a designated Property Manager and Secondary contact are required and must be added to the application (see City View portal frequently asked questions for instructions on adding contacts).

A life safety inspection must be completed and passed prior to the issuance of a vacation rental license pursuant to Code Section 30-1297(d). Operation of any vacation rental unit without a license or in violation of these regulations shall be punishable as to the owner, occupant, and/or property manager in accordance with the village code enforcement procedures, or as authorized by state law, or by a fine established by separate resolution [Ref. Code Section 30-1298(a)].
